02 · Trailing 12 months

Real bookings, not list price. We use the trailing 12 months of actual bookings across the comp set; inflated list prices are ignored.

03 · Dynamic pricing & occupancy

Our revenue algorithm reprices every night across 30+ channels and a direct-booking site, lifting occupancy well above self-managed homes. That higher, smarter occupancy is what drives the ~+32% gain over managing it yourself.

04 · Net to owner
